With the holidays upon us, it's a time to give gifts to our loved ones, friends and customers.

We buy gifts for our loved ones but how often do we remember those in need who we could all MAKE A DIFFERENCE for?  There are wonderful groups doing important work whose donations are suffering. Here is my annual list of places where you can MAKE A DIFFERENCE!

I am proud to be a part of Halstead Property's philanthropic arm, Halstead Helping Hands. Halstead is proud to partner with New York Cares in its annual coat drive.

60,000 New Yorkers spend each night in homeless shelters. 23,000 of those New Yorkers are children. With those kinds of numbers, services are stretched thin and resources are limited. Please help provide at least a little warmth this winter by donating a coat. That warmth you provide goes beyond the physical as well, serving as a respite from the cold and an embrace from a caring neighbor.

Additionally, this holiday season, rather than buying expensive gifts, I will be making donations to charity in the names of my loved ones, friends and customers. It's like giving twice!

My Annual Manhattan Building Tipping Guide.

The holiday season is here and it's time to start thinking about tipping for services in our apartment buildings.

For those living in Manhattan, holiday tipping is the norm and can seem endless. 

While it's important to be generous, it's also important to be realistic about what you can afford. 

  • Apartment Building Superintendent: $75-$500. Tip less if you tip throughout the year. High end is geared towards more upscale buildings.
     
  • Apartment Doorman/Concierge:  $25-$125 or more each, depending upon building. Those who serve you more should get a bigger tip even though you may feel like giving them a lump of coal!
     
  • Apartment Building Handyman And Porters: $20-$60 each
     
  • Apartment Building Elevator Operators: $25-$50
     
  • USPS Mail Carrier: Mail carriers are not allowed to accept cash. Non-cash gifts with value up to $20. This is for mail carriers that you know and see regularly.
     
  • UPS - Regular Driver: $25 - $50 if you receive many packages. UPS has no formal policy. Drivers don't expect tips but can accept them.
     
  • FedEx: Not allowed to accept anything over the value of $75. No cash gifts accepted.

  • Newspaper Carrier: Daily - $25 - $50, Weekend - $10
     
  • Parking Attendants: $25 - $50 each
     
  • Housekeeper/Cleaning Person:  One Week’s Pay
     
  • BabySitter: $25 - $50
     
  • Dog Walker:  One Week’s Pay 

Some Manhattan apartment buildings pool tips so the workers receive one lump sum. Most leave it up to the individual resident.

I hope you will find the information below useful when tipping in your apartment building this holiday season!

These are suggested tips for Manhattan. Most importantly -- give what you can. If you are giving less this year, include a postscript saying "Wish it could be more" and your gift will be very appreciated.

During this holiday season, remember to take time for yourself so that you're not frazzled when entertaining. 

And keep in mind - if you're planning on putting your apartment on the market, the holidays are a great time to do this. People who look for a home during the Holidays are more serious buyers! Serious buyers have fewer houses to choose from during the Holidays and less competition means more money for you!

3rd Quarter 2015 Residential Manhattan Market Report

The Empire State Building will unveil a new light show to draw attention toward endangered species.

Snow leopards, manta rays, lions, snakes, birds and sea mammals are set to be projected on Saturday, August 1st onto a space covering 33 floors from 9PM to 12AM, the New York Times reported.

“We’re very excited to unveil a new kind of lighting at the Empire State Building! On Saturday night, the Oceanic Preservation Society (OPS) will project a looping video of endangered animals onto the south side of the Empire State Building to draw attention to their rapid extinction,” reads the historic building’s Facebook page.

The project is a collaboration with filmmaker Louie Psihoyos and Travis Threlkel’s Obscura Digital, who produce the light show to create a conversation around animals facing extinction.

In light of an American dentist who recently poached Cecil the lion, a famous animal in one of Zimbabwe's national parks, this initiative is very timely.

Empire State Building/Facebook ... Anthony Malkin, chief executive of Empire State Realty Trust, told the Times that incorporating art into the urban scene to make a social statement is “wonderful.”

The light show will reportedly cost more than $1 million and will be mostly covered by the philanthropic foundation.

“The whole planet could be on the same page for once; anybody with a cellphone or computer would know about it. To create a tipping point, you probably need 10% of the population … If you hit that number, then you have a chance of moving the needle,” Mr Psihoyos told the paper.

Kudos to Louis Psihoyos, founder of Oceanic Preservation Society and Anthony Malkin, Chief Executive Of Empire State Realty Trust for raising awareness of this very important issue.

2nd Quarter 2015 Residential Manhattan Market Report

Manhattan apartment prices averaged $1,809,146 in the second quarter, down slightly from the first quarter’s record level, but 8% more than a year ago. The median price also fell slightly from the prior quarter, but was 6% higher than the second quarter of 2014.

Cooperative Average Sale Price
The average cooperative sales price rose 11% over the past year to $1,360,013. All sizes of co-ops posted an increase in their average price compared to 2014’s second quarter.
 
Condominium Average Sale Price
Condominiums saw prices increase for all size categories over the past year, led by a 13% gain in the average price for studios. At $2,439,669, the overall average price was 8% higher than the second quarter of 2014.
