Big Apple buyers return to snatch up prime Manhattan real estate

The Big Apple’s perennial home-buying season kicked into high gear this spring and residential firms are reporting that buyers have come back to Manhattan in droves to snatch up apartments – especially with the rock-bottom mortgage rates and tax incentives.

According to the Real Deal, although the reports showed housing prices were either flat or up modestly compared with last year, sales of co-ops and condos reached pre-recession heights.

According to Halstead Property’s 2nd Quarter 2010 Market Report Manhattan apartment closings rose 81% compared to a year ago, reaching their highest level since the third quarter of 2008. The average sale price also continued to improve, climbing 9% from 2009’s second quarter to $1,377,135. The median price, which measures the middle of the market, rose 6% over the past year to $842,779.

A Tour of Just a Few of Manhattan's Neighborhoods

As a professional real estate salesperson, it’s my job to know all of Manhattan’s neighborhoods, and I wanted to share with my readers just a few of the places where I spend time.†

I live in the Sutton Place area and spend time on the Upper Eastside and Upper Westside of Manhattan shopping and visiting friends. In between is the Time Warner Center at Columbus Circle at Central West and 59th Street which is always a fun place to shop, dine and enjoy wonderful jazz concerts. And Central Park is directly across the street.

 

sutton_place_park_3apr04.jpgAbout Sutton Place: Sutton Place is the wide (north/south) avenue that runs only two blocks, from 57th Street to 59th Street, along the East River. The stretch that continues below 57th Street down to 53rd Street is called Sutton Place South. North of 59th Street, it continues as York Avenue. The greater Sutton Place area is bounded on the east by the East River and on the west by Second Avenue, and is coextensive with Sutton Place and Sutton Place South (i.e., 53rd Street to 59th Street). Sutton Square is the cul-de-sac at the end of East 58th Street, just east of Sutton Place.

 

ues.jpgAbout the Upper Eastside: A primarily residential and commercial neighborhood between Central Park and the East River. The Upper East Side lies within an area bounded by 59th Street, 96th Street, Central Park and the East River. The Upper Eastside is abundant with restaurants, movies, shopping, museums and so much more.

 

 

uws.jpgAbout the Upper Westside: A neighborhood between Central Park and the Hudson River above West 59th Street and below West 125th Street. It encompasses the neighborhood of Morningside Heights. This is also primarily a residential and commercial neighborhood. Restaurants are everywhere on the Upper Westside, and in the summer outdoor cafes are plentiful. It offers shopping, movies, Lincoln Center, gorgeous sunsets and more!

 

 

time_warner_center.jpgAbout Time Warner Center: The Time Warner Center is a mixed-use skyscraper across from Central Park consisting of two 750ft towers bridged by a multi-story atrium containing retail shops and restaurants, as well as the Mandarin Oriental Hotel.

3 of top 10 most expensive U.S. homes sold in Manhattan

Billionaires are keeping the real estate world very busy across the country. Three of those expensive deals happened right here in Manhattan.

Coming in at number 6 on the list is a single-family townhouse sitting approximately 20,000 square feet on East 75th Street. Reportedly sold to private equity investor J. Christopher Flowers fro $53 million.

Coming in at No. 7 on the list is developer Harry Macklowe, who bought a Plaza Hotel condo for $51.5 million. The 13,000 square foot condo was bought by developer Harry Macklowe in 2007 for a cool $51.5 million.

Lastly coming in at No. 8, Russian oil man Len Blavatnik bought an upper East Side townhouse on East 64th Street in 2007 for a cool $50 million. The person who sold the townhouse to him apparently paid only $4.375 million for it in 1994

Superheroes Help STOMP Out Bullying With Halstead’s Ross Ellis

Superhero greats like Captain America and Spider Man are here to fight the battle of their lives against the meanest villain of all – bullies.

As of 2014, 1 out of 4 teens are victims of bullying and for every 7 minutes that goes by, a child is bullied on the playground. It is a cause that is near and dear to everyone’s hearts, even Hulk Hogan and Legendary Star-Lord were once afflicted by menacing acts of injustices known as bullying that today, affects millions of students across the country. Needless to say the nationwide fight to end bullying is of the utmost importance, and in support of this universal goal we are proud to share news of another great achievement for our award-winning agent and founder of STOMP Out Bullying, Ross Ellis.

Multiple award-winning non-profit STOMP, the nation’s leading anti-bullying and cyber bullying prevention organization for kids and teens in America and has joined forces with Marvel Comics to spread awareness for the growing epidemic during October, National Bullying Prevention Month. STOMP’s partnership with Walt Disney subsidiary Marvel Comics, one of the world’s leading character-based entertainment companies, will feature a month-long campaign of special edition magazine covers featuring custom designed images that “send a clear message about how our heroes feel about bullying in all its forms.”

Avid superhero comics and kids of all ages may be surprised to learn that Spider Man formerly went by the name of “Punky Parker,” a moniker gifted to him by his snickering teenage classmates before he was able to courageously leap tall buildings in a single bound, and he was not alone. Axel Alonso, Editor in Chief of Marvel Comics states that “the center of Marvel’s storytelling history is the eternal struggle between good and evil, with many of its greatest super heroes having to contend with – and rise above – bullying, in all its forms,” and as STOMP Out Bullying president Ross Ellis said in an interview with TODAY.com, “many comic book superheroes, and particularly those in the Marvel universe, were victims of bullying, felt isolated, and were ridiculed and shunned as kids and teens.” Ellis went on to explain that a team of the most talented artists at Marvel Comics successfully created an arsenal of emotionally charged magazine covers in partnership to spread awareness that October is National Bullying Prevention Month and to,

“convey the message that no matter who you are, you can be a superhero in your own right by standing up and taking action by joining the fight to eradicate the bullying and cyberbullying epidemic.”

In making strides to eradicate the evil perils of bullying, Captain America will grace one cover in a scene that depicts a heroic intervention during a locker-room brawl to represent clear, physical forms of bullying. We are also reminded by Ellis that “bullying transcends all boundaries,” and some of the most cruel and hurtful acts of injustices come in very subtle forms which Marvel demonstrates through another cover that stars Gamora of the Guardians of the Galaxy who befriends a child that is sitting alone on the sidelines watching peers play a joyful game of soccer. While in another, her teammates Rocket Raccoon and Groot join a boy who has been exiled to his own table in the school cafeteria reflecting a scenario that is all too common today, one where it is evident that although “physical bullying results in bumps and bruises, the psychological effects are what really stick with you.”

Additionally, in 2008 STOMP successfully orchestrated the first ever Blue Shirt Day® World Day of Bullying Prevention that enlists kids, teens and adults across the nation to come together and unify in solidarity against bullying. However most importantly, after a month of being in the spotlight hopefully America’s greatest superheroes will have ingrained in our minds that “the power of standing up for others, for being a friend, for having empathy, for being kind to others, for being tolerant, and for having understanding,” is the greatest gift of all.

Modern architecture vs WWII architecture on Sutton Place

One hears the name Sutton Place and they immediately think of pre-war charm, Emery Roth, and the Silk Stocking District.

Sutton Place was originally one of several disconnected stretches of Avenue A, where space allowed, east of First Avenue. Effingham B. Sutton constructed a group of brownstones in 1875 between 57th and 58th Streets, and is said to have lent the street his name, though the earliest source found by The New York Times dates back only to 1883. At that time, the New York City Board of Aldermen approved a petition to change the name from “Avenue A” to “Sutton Place”, covering the blocks between 57th and 60th Streets. The vacant block between 59th and 60th Streets is now considered a part of York Avenue.

Sutton Place first became fashionable around 1920, when several wealthy socialites, including Anne Harriman Vanderbilt and Anne Morgan, built townhouses on the eastern side of the street, overlooking the East River. Both townhouses were designed by Mott B. Schmidt, launching a career that included many houses for the wealthy. Shortly thereafter, developers started to build grand co-operative apartment houses on Sutton Place and Sutton Place South, including several designed by Rosario Candela. Development came to an abrupt halt with the Great Depression, and the luxury apartment buildings on the lower part of Sutton Place South (below 57th Street) and the northernmost part of Sutton Place (adjacent to the Queensboro Bridge now known as the Ed Koch Bridge) were not developed until the 1940s and 1950s.

Prominent residents of Sutton Place include architect I. M. Pei, former New York Governor Mario Cuomo, his son-in-law designer Kenneth Cole, and actress Sigourney Weaver. Former residents include Consuelo Vanderbilt Balsan, C.Z. Guest, Peter Lawford & Patricia Kennedy Lawford, Lillian Gish, Aristotle Onassis, Freddie Mercury, Michael Jackson, Bill Blass, Bobby Short, Percy Sutton, Joan Crawford, Richard Jenrette, Marilyn Monroe and her then husband Arthur Miller and Maureen O’Hara to name a few.

While Sutton Place is still the magical setting of the East 50’s, its landscape is changing.

The new tower at 2 Sutton Place North, like its sister 1 Sutton Place North , pretty much identical buildings, bring walls of tall, dark glass to the neighborhood.

The new tower expected to be completed in 2014 will stand 43 stories tall and rise to 450 feet. 1 Sutton Place North has 234 rental units. Detail about 2 Sutton Place North are soon emerging.

These new arrivals on Sutton Place will add much value and class to the famed Silk Stocking District.
